The following stories are true, names have been changed, but the scenarios are real and not uncommon. For each story you read here, I can give you a dozen more. The clients involved are all intelligent, hard working people who thought they were making the right decisions.

Scenario One 

SARAH DOHERTY was getting married and relocating to Richmond Hill but she had to sell her home in Ottawa first. She went through the many flyers and newsletters from local Realtors and after a few phone calls decided she could easily sell the house herself.

Sarah cleaned and “staged” her home, took an ad out on Kijiji and Craigslist, propped a sign up on her front lawn and waited for the offers. Three weeks later, Sarah gets a call from a man who lives in the neighbourhood. He and his wife are getting a divorce and he is looking for a second home in the area so his son won’t have to change schools. Sarah arranged for him to come over that evening and view the home and quickly spent the next 2 hours making her house “show worthy”.

Scenario Two

BARRY and SUZANNE MITCHELL sent their youngest child off to college and started thinking about downsizing into a condo. Barry had just retired and with 1 child still in school, their funds were limited. Location was also of paramount importance due to Suzanne’s demanding job as a nurse.

They put their 3bdrm home on the market and were delightfully surprised when they received an offer the following weekend. Confident they could buy a condo as quickly as they sold their home, the Mitchells agreed to a closing date at the end of the following month. They had already looked at 2 promising condo units and they were booked to look at 3 more that Friday. The Mitchells were certain everything would go smoothly.

By Friday evening however, the Mitchells were getting nervous. Of the 5 condos they looked at – 2 had sold, 1 needed far too much work and the last 2 were at the high end of their price range and not in their desired area. That night they went to bed with heavy hearts – Suzanne was convinced they were going to be homeless.
